For many people facing foreclosure, if you receive a notice of foreclosure, you may think that you are out of options and you are going lose your house. This is usually not the case. Here are some popular options you might have:
- Pay off your outstanding payments along with any late fees or penalties.
This is usually done by borrowing money from a friend or relative. You can negotiate better terms with someone you know. You can also do this by selling something of value, such as jewelry, a car, truck or boat, furniture, etc.
- Find a new lender and refinance your home.
If you have a substantial amount of equity in your home (meaning that the value of your home is more than the outstanding balance of your mortgage) this may not be too difficult to do. The only difficulty that you will find is that it may be hard to get a competitive rate on a loan if you have some defaulted payments on your credit history.
- Sell your home.
There may be a number of foreclosure investors contacting you, offering to buy your home. Make sure you get offers from several before deciding to sell to one of them. Sometimes you can strike a deal with an investor where they buy your home and agree to rent it out to you for a designated amount of time so that you don’t have to deal with moving and finding a new place to live while in a poor financial situation.
- Do nothing and lose everything.
Unfortunately, a lot of people take this route, hoping that something will fall from the sky and get them out of this situation. Losing your house to the bank is the last thing that you want to have happen to you. Select any of the other options before letting this happen.
Make sure that you are proactive and you speak to your real estate agent, loan broker and even your lender. Get as much information as you can on your situation so that you can get out of it with the least possible amount of damage. Don’t let facing a foreclosure take over your life.
